Estimated Rental Income:

Weekly Rent = (Median Price × Gross Yield %) ÷ 52 weeks

Monthly Rent = Weekly Rent × 4.33

Capital Growth Projection:

Estimated Value (1 year) = Median Price × (1 + Growth Forecast %)

Example: $600,000 × (1 + 0.07) = $642,000 (7% growth forecast)
